Rockland Park’s Homeowners Association is a not-for-profit company, which is incorporated and professionally operated, managed, and maintained. The Rockland Park HOA will be responsible for community assets, such as: entry features and the Rockland Park HOA facility and Park (an exclusive community recreation centre) for the lasting enjoyment of its membership. The RPHOA will also be responsible for enhanced maintenance in key public spaces in the community. In addition to supporting healthy living and enhanced quality of life, your HOA will create opportunities to meet your neighbours and develop connections, get active, volunteer, and many more experiences

HOA events have already started! Due to our Community Ambassadors in the Discovery Center we’ve had the opportunity to start the HOA experience early. From meet and greets, programs such as floral classes, and events such as holiday events and wine and cheese’s – we’ve got a lot more up our sleeve before the HOA is constructed and open. Be sure to follow us on social media or sign up for the newsletter to be the first to know about upcoming events.

Rockland Park residents will receive discounted pricing on all Rockland Park HOA programs. 

The HOA will also offer some drop in programming at no cost for residents. 

Yes! The Rockland Park HOA team would love to hear from our community. Since we are in the early stages of community we would love to know more of how we can ensure we are offering programs and events that meet and lifestyle the needs of residents.

There are volunteer opportunities as Resident Director on the HOA Board of Directors.

Fees will be applicable to all homes in Rockland Park once the facility is open and operational. Fee notices will be mailed/emailed to every property in Rockland Park and information will be posted on the Rockland Park connect website and in the e-newsletter.

Fees will be due on April 1 of each year. Members will receive an annual fee notice in March of each year. There will be opportunities for one-time payments or installment plans. Get in touch with the HOA team to work out what works best for your household.

$600 (+GST) per year for single family homes, laned homes, duplex homes.

$450 (+GST) per year for multi family homes (condos, townhomes)

HOA fees are tied to the Consumer Price Index (inflation) and can be increased above the Encumbrance amount ($600 registered on SF, 75% of that or $450 for Multi Family) only by the annual Consumer Price Index amount.

No. Your HOA fee will be pro-rated from your possession date until March 31. At closing your builder/lawyer will request the information and the fee is easily paid at closing.

The Rockland Park HOA will send audited financials statements to every member prior to the Annual General Meeting. The annual budget will also posted on the Rockland Park Connect website.

Funds collect by the HOA contribute to the following:

          HOA Facility/Park Operations & Maintenance

(e.g. Utilities, Repairs & Maintenance, Cleaning Services, Water Park/Ice Maintenance, Landscaping, Snow Removal, Program & Events, Staffing, Garbage Removal, Capital Expenditures)

          Administration

(e.g. Insurance, AGM, Website, Audit, Accounting, Legal, Office Supplies, Bank Charges, Staffing)

          Community Amenities & Maintenance Contracts – HOA owned amenities/land within the Community (e.g. entry features) and future City Maintenance contract to provide    enhanced landscape maintenance in key areas throughout the community

(e.g. Utilities, Seasonal Lights, Landscaping, Repair & Maintenance, Staffing)

          Loan Repayment & Interest Expenses 

Yes, the Rockland Park HOA is a not-for-profit company, registered under the Alberta Companies Act.

No. All property owners in Rockland Park are automatic members of the HOA. Membership is attached to an encumbrance registered on the title of each property in Rockland Park.

An encumbrance is an agreement that secures the payment of money (e.g. a rent charge) and is listed on a property’s Certificate of Title. Another common encumbrance on title is a mortgage.

The annual HOA fee is an encumbrance attached to the title of every property in Rockland Park. The encumbrance fees support and fund the HOA in order to operate and maintain the HOA maintenance programs and provide events for the lasting enjoyment of its members, Rockland Park residents.

Rockland Park residents will benefit by having certain amenities and assets, such as the HOA facility and park with enhanced amenities, that usually would not be provided because the City of Calgary would not normally accept responsibility for their maintenance. Rockland Park residents will also benefit from the following:

          Full team of professional staff to manage and operate the HOA;

          Full-time Program Coordinator who will create and manage best in class programs and events for Rockland Park residents;

–     Future enhanced maintenance in key City of Calgary greenspaces.

Yes. The Rockland Park HOA park is for the exclusive use of Rockland Park residents and their guests. 

Yes! Spaces within the facility will be available for rental for private functions.

 

Rockland Park residents will receive discounted pricing for all rentals and rental packages. Facility rental rates and rental packages (e.g. birthday party packages) will be available on www.rocklandpark-connect.com in early 2023, prior to the facility opening. 

Members of the Association (Rockland Park residents) elect the Resident Directors annually at the Annual General Meeting.
